Massa real estate complex listed for auction at €2.3 million

Banca d'Italia has launched a public tender for the sale of a 7,580-square-meter mixed-use property complex in central Massa, setting a base auction price of €2.3 million. Interested parties must submit expressions of interest by December 16, 2026.

Three buildings across 7,580 square meters

The property located in Piazza Giuseppe Garibaldi in Massa comprises three interconnected buildings with a combined commercial area of approximately 7,580 square meters, divided into 4,440 square meters of tertiary space and 3,140 square meters of residential space.

The structures range from four to eight stories above ground, including basements and a dedicated access ramp.

The complex includes one former credit branch, one public office, an electrical substation, a gym facility, 20 residential apartments, and 20 cellars or attics.

The entire asset is being sold as a single block in its current condition, with an energy performance index of 27.11 kWh/m³ per year and an energy rating of Class E.

Two-stage bidding and deposit rules

The divestment follows a two-stage procedure.

Potential buyers must submit formal expressions of interest by December 16, 2026, accompanied by credit reference letters and legal declarations.

Following screening by January 2027, qualified candidates will be invited to present binding offers valid for 180 days, alongside a provisional deposit of €230,000. If multiple offers fall within 20 percent of the top bid, an upward bidding session will take place with minimum increments of €30,000.

Streamlining the balance sheet footprint

The auction reflects the ongoing disposal of legacy real estate no longer required for central banking operations.

Yet offloading a large mixed-use complex in a provincial city under strict as-is terms will test market interest.

The rigorous pre-screening ensures only well-funded buyers advance.
