HKMC enhances Reverse Mortgage Programme, launches green incentives

The Hong Kong Mortgage Corporation Limited (HKMC) has enhanced its Reverse Mortgage Programme (RMP) by lowering interest rates and increasing payouts. Concurrently, it launched a Green Promotion offering cash incentives for properties with 'BEAM Plus' ratings.

Enhanced Reverse Mortgage Programme benefits retirees

The Hong Kong Mortgage Corporation Limited (HKMC) has significantly enhanced its Reverse Mortgage Programme (RMP), with application opening on March 10. Benefitting from a successful HK$2 billion social bond issuance in November 2025 that lowered funding costs, the fixed-rate mortgage plan's interest rate is now 4% per annum for the first 30 years, down from 4.5%.

This reduction allows for an increase in monthly payout amounts by a maximum of 5%, with the exact percentage varying by the borrower's entry age.

For instance, a 55-year-old single borrower will now receive HK$1,660 per HK$1 million of property value, up from HK$1,590. Similarly, a 70-year-old borrower's payout increases from HK$2,920 to HK$3,070. These enhancements aim to provide greater financial flexibility and support for retirees, promoting the development of the local retirement planning market and contributing to the silver economy.

Green incentives for sustainable property choices

To foster green building development and contribute to a sustainable future for Hong Kong, the HKMC is launching a Green Promotion from March 17 to December 31, 2026.

This initiative encourages the public to use properties with a 'BEAM Plus' rating when applying for the RMP, the Mortgage Insurance Programme (MIP), and the Fixed Rate Mortgage Scheme.

A one-off cash incentive will be provided under this promotion.

For instance, RMP applicants with eligible green properties can receive HK$3,000 or 0.1% of the specified property value (capped at HK$8,000), whichever is higher.

Mr Colin Pou, Executive Director and Chief Executive Officer of the HKMC, emphasized, 'Through the implementation of the Green Promotion, the HKMC encourages the public to support green buildings, which helps foster a green culture and bring a positive impact to the environment.'
